What is the minimum lease term?
At all our locations, the minimum lease term is 12 months. As an exception, you can rent a studio apartment at Św. Barbary 6/8 in Warsaw (Barbary HOME by Zeitgeist) for 6 months.

What is institutional leasing?
Institutional leasing is a form of residential lease agreement where the landlord is a company.
Benefits for the tenant:
- Professional management: regular maintenance, repairs, and access to amenities such as common areas and recreational facilities.
- Turnkey apartments—furnished, renovated, with no hidden costs or brokers.
- Transparent contracts drafted by lawyers, ensuring stability and legal protection.
Fees

What does the price include?
The monthly price includes rent for the apartment and the storage locker.

How much is the deposit and when is it returned?
The deposit equals one month’s rent plus the administrative fee. We return it after you move out, within 30 days from the date of the settlement invoice.

Can the rent be increased during the lease term?
No, the rent cannot be increased during the lease term.

What additional fees does the tenant pay?
In addition to the price listed on the website, you must add the current administrative fee per m², rent insurance fee, and third-party liability (OC) insurance. We will also settle the costs for utilities used.

Is there an additional fee for pets?
Yes, we add 25% of one month’s rent to the deposit.
Parties' Obligations

Who pays for repairs and maintenance?
You pay for minor repairs, e.g., changing a light bulb or adjusting cabinet doors. We cover major ones, e.g., repairing or replacing the dishwasher or other appliances, or faulty electrical issues.

Can I make changes to the apartment (furniture, painting)?
We want you to feel at home, so you can furnish and paint each apartment to your own taste.

Are pets allowed?
Yes, we welcome pets.

What does the tenant verification process involve?
We will verify you via the simpl.rent portal.

What about apartment insurance?
Upon signing the lease, you will be required to purchase a policy (rent insurance and civil liability insurance).

What are the locations?
We offer apartments in Warsaw at two locations—in Śródmieście at Św. Barbary 6/8 Street, and on Stara Praga at Wrzesińska 2 and Wrzesińska 2A Streets—as well as in Gdańsk’s Oliwa district at Górskiego Street.

Are the apartments furnished?
You can rent a furnished or unfurnished apartment, according to your preference. Most are unfurnished.

Is there parking?
Górskiego HOME by Zeitgeist offers both surface and underground parking. Other locations do not.

Are there storage lockers?
You can rent a storage locker at Górskiego HOME by Zeitgeist in Gdańsk (included in the rent) and at Barbary HOME by Zeitgeist in Warsaw (additional fee).

Are there elevators?
All our locations have elevators and accessibility features for people with disabilities.

Is there bike storage?
At Barbary HOME by Zeitgeist and Górskiego HOME by Zeitgeist, you can store your bike in dedicated rooms. Górskiego HOME by Zeitgeist also has bike racks. At Wrzesińska HOME by Zeitgeist, you can lock your bike to the racks.

Is temporary registration possible?
You can register temporarily at all our locations for the duration of the lease.

Are there children's playgrounds nearby?
Górskiego HOME by Zeitgeist and Wrzesińska HOME by Zeitgeist have playgrounds for children within about a 5-minute walk.
